One leak in the side front bedroom, but went to the attic and didn’t find anything.AC – 23 years old but functional Furnace – 23 years old but functionalCopper pipes – good, wrapped, insulated,Electrical system – couldn’t look at it - single strand aluminum, not a bad thing – after 1972 the wiring got better.Chimney – has concerns, black on the bottom portion of it.

A lot depends on how long you plan on holding the property for ownership.You can remove carpet and padding and then get a black light kit from a place like Petsmart for about 30 bucks or so, maybe more.

Fast forward a week , I email him pictures of the damage , 2 bedroom doors , a broken kitchen drawer , drywall repair , big time inside cleaning , leaves were not raked up and crap in the yard , 1 broken window and 5 torn screens and black film on all walls .I tell him I have a contractors starting next week to fix everything .

I deal with plans -pure black and white- with specifications if necessary, either that or labor only contracts where change orders are on time & materials at 70/hr, that way I avoid the Can you's.
