Screening is one thing, putting black mark on a LE's for something they haven't done yet is lumping all LE's together.

A lot depends on how long you plan on holding the property for ownership.You can remove carpet and padding and then get a black light kit from a place like Petsmart for about 30 bucks or so, maybe more.

It was like some of the magic Real Estate dust that was all over the top of J's black shirt got sprinkled on me.

I deal with plans -pure black and white- with specifications if necessary, either that or labor only contracts where change orders are on time & materials at 70/hr, that way I avoid the Can you's.
