As an investor myself (Columbus OH), my best advice is to work with a realtor who is also an investor and who can easily plug you in with their systems and network of GCs, lenders, PMs, etc.

I felt the same way you did @Matt F. and questioned my property manager about it.

We decided to jump all in right before Covid, which was one of the best decisions we've made. 

ok thanks for the info.Seems then the best option for agents buying for themselves would be to forego the commission and instead ask for a price reduction. 

So, if things do go sideways, it's much harder to negotiate your way through.And, provided your loan is structured properly and closed with a competent title agent, I see no greater risk working with a private lender than with a traditional one.

Im down to put the work in but want to know 2 things...what would be the most efficient and effective way to use my time to get houses under contracts and to close deals.

Were you ever able to find a way to get your hands on that list?

I know that the hctax website lets you look up a name or adress but won't let you browse the entire database.I am asking because I think it would be a good way to find motivated sellers I believe.

@Jorge Leon State Farm seems to have some of the best rates this past 12 months in the 1-4 units space.
