My suggestions would be the Fredericksburg area, which is conveniently half way in between both as well as the Greater Richmond area.The Fredericksburg area offers the appeal of being conveniently half way between DC and Richmond and has a thriving business/industrial sector including Geico, DHL, McKesson, idX, greenchip, and First Line Technologies along with being home to the University of Mary Washington and Mary Washington Health Care.The Greater Richmond area offers the appeal of being the State Capital, has a strong business/industrial/financial sector including Altria, GE, Meta, Lego, CapitalOne, Carmax, and Brinks to name just a few of the big players.

There's some unique problems we ran into: batteries dying on a keypad mid-stay, refrigerator shutting itself down because the freezer wasn't opened for over a month, when do you switch out air filter for the HVAC?

Short-term rentals and multi-family are forbidden in certain areas because renters don't care at all about the long-term health of the community and Landlords, particularly those living in other states, have a difficult time actively participating, even if they have the best intentions.If I lived in that HOA, I would come at you with both guns blazing.

I will be dropping off a notice tomorrow for her that reads like this: (Please tell me what you think)"I or anyone who is contracted by me has a legal right to enter the property if a health or safety emergency exist, or if a repair needs to take place in order to protect the unit and to keep it in a safe and habitable condition.Reasonable notice will be given if possible, but in some cases notice cannot be given ahead of time.

For older, retired couples, health care is a huge expense and if you deplete most assets on taking care of one spouse, having a big lump sum come in and help the other person is HUGE.

Just an FYI that this may require the filing of a partnership return.There are certainly things you can play around with when you have a business such as wholesaling(retirement accounts, health insurance deduction, home office, etc)Make sure to talk with a professional who understands taxation when it involves wholesalers.

If you also have examples for me to study or scenarios for me to practice, that'd be amazing.I come from a family of extreme generational poverty and I am trying to break free from that despite life continually handing me setback after setback, struggling with mental health, and now my relationship being on the line when it was the only thing making me happy.The market I would be in I imagine is my area (Appleton in Northeast Wisconsin) unless remote wholesale is something that someone has good information about and feels it'd be beneficial to my specific scenario here.Sorry for the long post or if I had over shared, but I want to make my ambitions and reasonings clear so that my extremely difficult timeline doesn't immediately make me seem like I am delusional in the amount of work it is going to be, especially while working as much as I do at my W2 job.

Just because an HOA has a large number stated on their financial report as "reserves", has very little bearing on the ACTUAL long term financial health of the HOA.
