Basically, if you owner-occupy a residential (1-4 unit) property the bank will lend up to 95%, meaning you only need 5% down.

Hey BP,I was curious if anyone had a very basic operating agreement that they use in the case of two partners with basically a 50/50 split of cashflow, equity and everything else.

So when you say cash flow do you mean (rental income - all expenses - mortgage payment (P&I)) = cash flow  - at the most basic level?

Right, so my folks and I have basically finished repairing a 1920's duplex in the neighborhood of Belmont.

I also want the property to qualify for refinancing without having to use my personal income or tax returns to do so, as I am a 1099 employee and have only been at this job for a year so I really wont qualify.I talked to a bunch of local banks and they all basically told me that I need to come in person to meet with them. 

or when I drive around outskirts of Charleston I see little mom and pop ones..
