And I'll add that in some areas, the MLS is set up to allow for automatic mailing of active listings only, so sending expireds (they aren't active) might not be able to be set on automatic; so that might require the agent working for you to actually be active in doing the work (not as passive as the automatic mailings).

Make sure you are clear on your minimum net yield AND/OR discount ot market so you don't get caught again.For example if you set a minimum of 13% net yield and 20% discount to market then you know you have a 90% chance of shifting it before closing.

In 2012:$24,900 (+ $10K rehab) - 2 bedrooms, 1 bath, 2 car garage, $800/month$23,000 (+ $2K rehab) - 3 bedrooms, 1 bath, 2 car garage, $875/month$24,000 (+$15K rehab) - 4 bedrooms, 2 baths, no garage, $1100/monthThere are so many other properties out there around this price point but I am seeing some shift toward slightly higher prices.

Account Closed Comps and Appraisal confusion

I had a house close last June that I couldn't find any comps to support the value and felt sure that it would never appraised- rehabbed with all the bells and whistles- Well the appraiser went outside of the neighborhood even compared the house to other houses that weren't even similar and came up with the value and the house closed.The appraiser probably went for houses in similar condition to the tricked out house and probably didn't put the 230 house as a comp, it wasn't sold at the time so no way for them to say what it would sell for and they would have had to make too much of an adjustment if they used that comp.The thing is once you have a high value in the neighborhood then all other rehabs following that one now automatically have a comp even if the rehab was not as great as the original house.
