I have been approached by 2 passive investors who want to merely put capital into real estate deals.

I think a lot of people get all wrapped up in today's analytic tools and formulas, and they aren't really necessary IMHO.

We were thinking about approaching the construction workers who are working on a building being built right beside our property with a completion date of October 2022.  

This prompted me to ask my agent to verify that those parking spaces were included in the deal and she said yes after the talking to the owner's agent.The problem is that I received confirmation verbally and I have come to realize I never verified that it was in writing.The PM next door now wants those parking spaces for their tenant which will leave me with only 4 parking spaces for 4 units that are 2br/2bath.It realize I made a rookie mistake for not verifying this in writing so I am now evaluating cost and planning to expand parking space in our property but I wanted to know if you can share some of your wisdom and see if there are other ways to approach this situation.Thank you for reading.

Obviously, the best approach is to select tenants that can comfortably withstand a small increase each year so they can't claim this, but circumstances can change. 

Recently I was approached about a couple off-market vacant commercial properties in the KC market that would make a terrific conversion to apartments, with enough space for roughly 60 apartments each. 

The stage is now set, based on your approach, and will lead to a certain dynamic in the negotiation
