Help needed please....I am n negotiations on a building with one small commercial space (approximately 800 Sq ft which rents for $350) and 4 one bedroom apartments (rental incomes of $330, $360, $410, $450).

It's. a. 2 bedroom 1 bath house for 16k.  

I start with the front, basement, roof, kitchen, bathrooms and end with bedrooms.  

I just rented out a 1 bedroom to a USC med student.I want to do this again but I am looking to invest certain cities in the midwest where rent for a 2-3 bedroom costs $1500 - $2000 on one side of a duplex that would command 2-3 times more to buy in Los Angeles in a duplex that is similarly priced. 

I installed mine myself throughout the house (living areas, bedrooms and bathrooms).

@J Martin , My place is pretty small (1 bedroom, 654 sqft) in downtown SF.  

I’m sure there are indeed situations were it makes sense.This was not one of them.Ah, the trials and tribulations of not having BP…I ended up purchasing a 4 bed, 2.5 bath SFR with one of the bedrooms converted to a loft-like open room concept.It looked awesome!

I am in the process of trying to price a two-unit multi-family home with two bedrooms in each unit.

It is a 1 bedroom/1 bathroom condo; great location with good schools in the area and quite a bit of amenities in the community.
