True, you eliminate residential tenants, BUT it is a real business with employees, taxes, etc etc etc.

It is in a good area next to businesses and breweries/shopping centers/etc in a busy town.

The initial investment might be large, but if you can't make that back in a few deals from leveraging the network you might not be in the right position within your business.

This is why @Logan Allec was bringing up Form 2210: it allows you to mitigate the penalty based on timing of income and payments, but it is not easy to complete. 

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
