Putting the property under either structure activates the clause in my mortgage contract where the bank calls back the loan. 

I have clients that are actively seeking out of state investments and I want to be prepared to provide a quick and well informed answer.

I try saying things like this zip code, that many bedrooms, etc, but agents still seem to be flooding my box with properties way off from what I'm seeking.

Im on the hunt now for builders risk insurance but do you know if most insurance companies offer that or are they speciality insurance companies I should seek?

Definitely a completely different animal than holding and actively managing income producing properties but as we get older I think the desire for TRULY passive income becomes more important and diversifying always is a good thing too!!
