That's one thing I wanted to do right off the bat is start having tenants pay some utilities but gradually so they have time to either adjust or move out.

You need to contact the utility company directly and get the real answer rather than relying on seller information.Income is $1650 and expenses (mortgage and heat) are $1950.

Get the mortgage caught up, get a landlord policy on the house and utilize remedies as outlined in your default clauses if you wrapped it.

I'd pick the tone based on how much I was or wasn't concerned with the situation.Tenants want stable housing, and I haven't yet run into someone - though I know they're out there - who wants to get technical and confrontational when there's a simpler option for them.
