Colby,I am in the Kansas City area so you have more knowledge of the Springfield area in general than I do but I know that the fundamentals there continue to make it a strong investment market.  

I continue to find a lot of useful information on what it is to wholesale a deal but my biggest obstacle is knowing what a good deal looks like.

I would have a talk with the tenant(s) about the damages that are beyond the normal wears and tears.

maybe I will sell some of the lots up front and put that money in escrow for the road - I'll talk to the town about it - great idea.
