Hi Erik,I would say that this is worth doing more research on, but there are some things to consider:Zillow is not a good source for comparables. 

What other sources have you all used for mailing lists?

Googling each city and the local chamber of commerce web site is usually a good source.

One fantasy is to find an area in a warmer climate, preferably near surfing (for the husband!)

@Scott Pigman One of the problems of using articles, and other interpretation of facts is the "take aways" are usually screwed by the author or sources own interpretation.Having said that, when in doubt, I ask someone that is actually doing what I'm thinking about doing.  

I doubt if it was worth 630K to begin with, but with these kinds of price fluctuations, is Zillow to be considered a serious source for investors?

They do Equity % better than any of large data provider, and they are one of the only sources where you can split out the in- & out-of-state absentee owners.As far as why other sources are cheaper?  

What was your source of start up capital?

I am looking to find good value sources to purchase single O and E reports for properties in GA and TN please.  

Is there a good source to find them without the mls?
