The buy, rehab, rent, refinance,  and repeat is understood what's not is the potential of refinance.

And very likely not repeatable.

So a better question is how would not updating/upgrading the property affect the value and therefore the cash out. 

I was going back through old house hacking threads, and someone was asking whether he could do the owner live-in thing for a year then buy a new place, rent the old one out, repeat.

Either buy class B in class A 'hood, fix up, wait 2 years (cap gains), then sell, repeat OR buy a duplex, fix up your side while the other side pays the mortgage for the whole building (can work that way if you're savvy), then when the tenant moves out, switch sides.

All lenders i have contact with seem to think its on hold / gone / not being used or in affect ??
