I personally would not recommend a war zone, I would buy inexpensive rentals in blue collar neighborhoods that are not the burbs, but you are not getting shot at while showing the place either.

So while maintaining our 8-5s (my wife is a stay at home blue cross worker) and I am an orthotic and prosthetic technician, I left work and came to this house to work till 12-2 in the morning most nights and on weekends but 6 months later we turned this then appraised 75k home into the appraised now 205k home.

Hey @Dain Boelter when you want to mention someone, make sure their name is highlighted in blue after you type the '@' symbol or they won't receive a notification.

Living and investing in San Antonio, I would focus on buying multiple 1000-1500 sqft, value-add SFR's in blue collar neighborhoods, preferably in close proximity to one another in the N/NE or N/NW parts of town that will rent between $1,100-$1,400/month.
