Multifamily is extremely competitive, and you will have more difficulty in finding a buy ( trust me, it is like striking gold when you find a nice value add opportunity at a good price).

In regards to your 1st scenario please elaborate on how you think an experienced investor would go in and do the deal and make it work.As for your 2nd scenario the seller "saving their credit" is total fool's gold.

At least doing that you still have your money converted into a hard asset that provides monthly cash flow for the rest of your life such as real estate which I might argue are the better vehicles to have your money in (gold and silver as well, but other hard assets such as a business, even a side business you build).

But hands down, you got a big gold star for that financial creativity :) in fact, it's possibly worth mentioning to an attorney and a loan officer and get their feedback. 

After visiting there I got the perfect vibe that this place would be a gold mine for an Airbnb STR property.
