If the numbers were dismal again like July's report, more alarm bells would be going off about a recession.

It is like selecting a car, they all basically do the same thing, some have more bells and whistles than others, but will you use all those bells and whistles or are you just looking to get from point A to point B.

I don't see that the license or certifications are helping people sort out the good from the bad there either.

Are there any hard money lenders or alternative solutions that could help navigate this dilemma?

Does anyone know if there is a way to do more advanced searches using the MD Dept of Assessments database or perhaps through another online service? 

In my experience trying to raise capital from people within the real estate community doesn't seem to be the best method because most people in real estate are more interested in building their own businesses, rather than investing in someone elses (especially when considering how much money it takes to invest in syndications).

Just from experience if you want to use your license a bit more, look into leasing.

They have a mental list of hard to collect rent addresses and they may help connect you and the owner.

At the end of the day, I'd say it's more of a personal preference.
