Does anyone have a resource link, general $/sqft, or cost by type (kitchen, master bath, etc) that could help me assess what to budget?

Well now Missy... it's about time you stop looking at real estate and get back in the kitchen to bake some cookies....

I think you’d be crazy to save less than 150mo on capital expenses—roof, siding, replace flooring, kitchen and bath facelifts may be 20 years in the future but your looking at nearly 50k or so (if using the reputable aka expensive contractors) which takes a long time to save up.

The 1st unit is almost done (kitchen and bathrooms are good), but 2nd unit is missing bathroom and kitchens.

Each will have their own personal rooms and use the downstairs and kitchen as the common area for the house.

Kicked out of the homeless shelter, they spend the rest of their days walking from one soup kitchen to the next. 

I was in one of my vacant units after we finally locked out the squatter from an eviction and came across this in the kitchen.  

I want to open up a kitchen, gut two bathrooms, get rid of a 35” x 35” closets, and open up the basement (where I have a couple of walls, floating ceiling and carpeted flooring).Your opinion would be greatly appreciated.

Renters call me, I give them the address and leave the door unlocked with keys on the kitchen table. 

Kitchen is dated and has old range.
