It's 3:46 am and I'm having my coffee, I really like getting up and having to think, thank you.

For the cost of a cup of coffee or a beer, you can probably pick the brain of local real estate investors and learn about the local market and the opportunities there.   

If you've locked yourself into a job, buying new cars, fancy coffee and the latest apple phone; if you never save or invest or take on a little risk your entire life, you don't get to whine and complain to me when the government doesn't provide enough for you to travel whenever you want to.   

Just drinking coffee trying to stay away!

Part of that was frugal living and a wife who had a good job as an RN.When I say frugal, I mean I made my own coffee and brown-bagged my lunch. 

If you own a coffee shop, do you anticipate needing to do everything needed to maintain the business sunrise to sunset?

If you would like to know more about them we can have some coffee sometime. 

My guess is that the high rises might demand higher, or different, rent due to their proximity to other things like coffee shops, restaurants, mass transit, etc.I'm not super familiar with your market, but would suspect your rent, if renovated, should be somewhere (maybe halfway?)
