Some fresh paint, sure easy enough; but new flooring, kitchen and bathroom-that is going to cost a lot and isn't worth it to up the rent by $50 a month unless you are buying it under market value and will make the money back when you sell it.

Couple more things that worry me is current owner pays for all bills and the rent he is charging is really low, I need to figure out how to legally deal with the existing leases and property has been on the market for over four months I wonder why (they’re only allowing inspection during Due diligence period), last thing I want is to be stuck for another year with a non-profitable 4plex but it looks that it has great potential if I get rid of all the tenants and start fresh plus some remodeling.

Regarding the other items, I don't see why the guests would care who does the laundry or cleans the property as long as linens are fresh and the property is clean when they check in.
