I highly encourage you to talk to a mortgage professional and see if the equity left in the property can be used as a Down-payment.

I actually encourage more people to stay in a house. 

I encourage you to do 2 things:1.

I would encourage you to search for members based on your areas and message them to see if you can pic their brain over lunch.

., from my experience on these forums, most people will encourage you to leverage up, then continue to leverage up some more (I am probably exaggerating, but generally this is a pro-leverage forum).  

She's been kicked out of her mom's house which is also not an encouraging sign.
