Even if that means purchase price is Free.I’ve been getting good at doing quick analysis of deals to determine if worth the time, and then diving into more numbers and like to play with them until I see what the purchase price would have to be to get the return I’d want.How far below purchase price are you guys typically willing to go before you say theres no chance at getting that price agreed on or do you find that sweet spot, offer, and see what happens?

@James Wise  Jim you got any opportunity zones there I have to think so .. maybe  deep dive into one of those would be good you can sacrafice some cash flow today ( more opts to  look at) with the knowledge that you have no cap gains and not stuck in forever 1031 situation  just a thought

Anyway, I would suspect millennials and the such became home owners because their confidence increased dive the last recession.

I have read about the Fannie Mae's renovation loan, but I think now I need to get a little deeper in the research on that subject, is it like a cash out refinance for i can at least get my bread and butter savings (money) back out and still have money to renovate.
