Our accountant completed our tax forms and, since the house is not yet finished and the property purchased has a long history in the area of being a small farm, and it also contains a rental unit, the accountant said he felt more at ease about declaring it 100% Income and Investment at this time.

In his experience, there is a fairly small group of folks wiling to pay the extra cost for solar and rain water collection and he'll only do it as a custom project.He and I talked about doing a small subdivision out it Dripping Springs that had all homes wired and ready for all of the installs but as of yet, the numbers just don't seem to work to do the installs in a spec environment.

Found a couple rocky hillside lots in my market that would be tough to develop for traditional homes but I think a modular container-style home could be an interesting way to hack the geography, and even more interesting as a duplex setup with or an owner occupied unit with a guest unit.
