You want to be careful with that Noreen, especially in regards to what you communicate to the tenant as to what your reasoning is for rejecting them.

Limit communication with the tenant and follow each step of the process exactly as your local laws require.

The biggest complaints we hear from people are that they are being nickel and dimed on repairs and other fees, it looks like they are charging cost which is great, and a lack of communication.

No communication after. 

Do whatever it takes to open the lines of communication with them. 

That makes you the tax payer for the property regardless of what name is on deed since the only way we communicated with the IRS is with tax filings.   

Then 8 weeks letter, denied for "less than 6 months ownership" and zero communication from the loan officer.

Communication is key, especially with Tenant's because 9 times out of 10 they do not want to take responsibility for their discrepancies unless it's laid out for them and you have some sort of proof.  

I would make sure you are keeping a line of communication with them and giving them a list of what your insurance as well as any local codes will allow.
