I used to create Google calendar events for action items or a spreadsheet to track research, but I started getting buried by the sheer amount of the information.We use a task tracking software called JIRA at work so I decided to give it a try to track all the REI knowledge I was gaining.

If you decide to apply the requirement as a one off OR different requirements for different properties OR worst, different requirements to different applicants for the same property, then you are asking for trouble.

I am still trying to decide which route to take, so any input would be greatly appreciated on your personal experiences, BUT my main question is this, and forgive me if it is a silly one - Can you get pre-approval through these loans (to ultimately find out how much I can borrow) without having a specific house for them to look at?

I was shown a few places, compared them to the neighborhood and saw I was getting good cash flow, but there was no equity build up I was actually paying more then it was worth and would maybe sell in the future.I decided to flip it back and just learn the basics by practacing the BRRRR in my home state instead, here I can still find 25-35k houses with new kitchen/bathroom cosmetic work for 15-20k, total price in 50-55 that would rent for 695/750.

We decided to purchase the program/membership for Michael Lush of Replace Your Mortgage to get at a larger list of banks who will do a first lien HELOC on purchases and investments and were able to buy a primary home for 10% down.
