I just got paid off on one that was out in the queens this week.. that area was not as good but it seems to have come back a little I fear though those areas given the quality of the buildings will just keep deteriorating over time.. there literally is almost zero activity for homeowners.. so that's just an issue.. now granted there are nice pockets of So jack nice ranchers on slabs etc.. but a lot of perimeter foundation cheap little houses as well.

Not enough to be replaced, but enough to know water had hit it and nobody did jack-all about it when it did.Then, my upstairs unit on my duplex in NJ was vacant for about 4 months.

When those tenants moved out we did basic $1200-1500 make readies of each of those units and jacked up the rents dramatically.

I have 2 options to pay the few thousand to evict him along with his authorized roommate or Jack his rent enough to see if he was Bluffing me, when he tole me if I ever raise his rents, that he would leave!
