We bought our first home (already at a good price - owners were very motivated to sell quick) in Kailua in late 2016 with a loan from my parents for the down payment and have done a lot of improvements already which has upped our equity quite a bit, so at this point, we are waiting for at the very least the 2-year mark as well as a few other improvements before we sell again, and we are hoping we will make a pretty good profit, pay my parents off, and have leftover to move on to the next property. 

If house hacking doesn't pan out, we are also looking at buying a small multi-family (again 2-4 units) in several areas, including Sacramento, CA; Reno, NV; Everett, WA; Tacoma, WA. 

We are now considering the western side of Montana.I am especially looking at multi-family but am not opposed to single family.  

We literally just took over the property last month so I don't have too much info on this but I believe where we are, it's pretty safe neighborhood.

We are approved for 6%/20 year, 5/1. 

I recently pulled out of this downward spiral when I remembered that we are already real estate investors by being home owners! 

We are at a point now where we have over a $100K in cash that needs to be invested.  

We hire agents to list each of our properties when we are done with the rehab.

We are trying to charge $2200 for rent.We are trying to move cross country ASAP but this apartment is a headache.
