And this is not a local SF market thing either, it extends to all markets, even (and in some cases I'd argue especially) those that readily show cash flow on day 1 pro formas at retail price.

That's part of the reason I don't mind being at this level for awhile, though many will argue if you're going to do all that work you might as well wholesale the deals yourself.

So tons of talk on how things are different but I would argue its all pretty much the same, we just went through the first wave of assets, which is a little less than half of the total.Next our housing starts have been relatively low on a national basis.

If the postings are only visible to your friends, it could be argued that the only people who see them are people you already have a relationship with and therefore it is not a public solicitation.However this is a gray area and I am sure most Securities attorneys would strongly advise against it.
