We purchased in 2017 as a joint venture vacation home (for all of us to utilize). 

I have flipped and developed many home but right now I'm focusing on buy and hold out of state (being in LA like you are it's the only way).

If doing LVP throughout the home you could consider using carpet just in the bedrooms depending on personal preference. 

If the house is in a horse neighborhood, and has enough land with it for lunging and stabling It seems like it's the owners call if he wants to rent someone with a horse or not.People with a horse are going to pick a place like that if they can afford it, versus a single family home with a yard and a fence especially one of those chain link fences with the little barbs at the top which will tear the hide open on the horse meaning veterinarian expenses.

Any good formats/tools out there that are good for analyzing the numbers on a potential single family home rental?

Home Depot's offerings seem tempting since I can view the price online, which has been an issue with hot tub specific stores in the Smokies.Context:  I'm looking to add a 4-5 person hot tub to my STR near Pigeon Forge.

I live in a county where there are quite a few decent looking abandoned homes and can never get far finding the owner and trying to find value on MLS is rough!

Just to throw this out there, 2k is much less than the down payment to buy a home.  

For example I bought a home 2 hours away that I am positive cash flowing on by $400 a month.
