Eviction sounds like a huge headache and the bugs issue... the tenants will leave, the bugs wont.. if it's a multifamily home, get a professional exterminator there ASAP so you don't have the bugs evading other areas.  

MyVR.com looks promising but I'm not sure I wont just have the same problems that I had with 365villas...

Our kids don't really know each other and probably wont want to be forced into business together.  

I am also double checking with my lawyer and CPA to make sure I wont get into trouble.

Unless they destroyed something to the point you had to replace it before it's normal replacement schedule, you have to return the whole security deposit.

I know of a landlord that had a tenant less than 2 years that destroyed the place and left without paying the last month rent (I have some pictures that would shock almost anyone). 

If you wait until this project destroys your finances it will also worsen your family situation and maybe your health.

Most realtors I have talked to wont even start looking with you until you have that squared away.  

and you will have access to the really cool things about Chicago that you just wont have if you live in the burbs.I might be careful about buying property in Illinois, the state is actually losing people at a fairly fast pace. 

But I was told that the lenders I was referred to wont allow that as the property I am buying will be hard to appraise because there are no comps for it.The property is a triplex.
