If you put up $100,000 and fail to get financing the owner isn't really going to mind keeping your money and calling one of the other two offers up. 

This is why people that keep preaching house hacking need to realize that it does not work like the yesteryears.

I have no problem keeping it down, I just would also like to live in the apartment as well, not feel like I have to tip toe around, if that makes sense.

It's a nice advantage that you have a background in property management but naturally the first step here is to keep saving, pay down some of your debts, and boost your credit score.
