Renovated the lower unit and I am sifting through applicants to fill it now.  

Tell applicants that you will not ding them for any further damage to the carpet, and/or that you will replace it after they live there for a year or two.I'd also consider letting the PM do some of the items and take care of some of them yourselves.

And If I am learning anything by watching people like @Jay Hinrichs, and @Ryland Taniguchi - They take what one person thinks is absolute, and change it, morph it, until there is way to make it work for them.

I think the SEC also has their hands full with FP applicants right now with over 30 in queue and a ton more coming later this year.

Through the past 8 years I spent 4 in residential construction, so i've been rehabbing for investors the entire time, watching good deal after good deal, and my boss smiling as he stretched me as thin as he could.  

So then I have my mother go down and get me an application and find out more information about the process.
