@Johnny Dang your numbers look good for newer properties in good neighborhoods (A to upper B range probably), but if you are also looking at older properties and/or worse neighborhoods then your repairs, capex, and vacancy could end up being significantly higher and therefore you might want to consider using more conservative estimates.Personally I look for B-C properties in A-B neighborhoods and use 10% for each of the 3 (repairs, capex, and vacancy).
