4 November 2016 | 103 replies
If you look at the data, in fact, you will see that the percentage of owner occupants vs renters in these neighborhoods is MUCH higher than in the lower end neighborhoods. When people rent, they tend to be willing to sacrifice a bit more on neighborhood to save money because it is more temporary, or they're forced to live somewhere because they've been priced out of the nice area as you've mentioned and they aren't financially stable enough to buy no matter how much cheaper it is than renting in those hoods, and these will be your tenants in those hoods.

Rob White Master Lease / Sandwich Lease
15 March 2017 | 6 replies
Seems someone could make a master lease stating the homeowner receives 92% of rent collected and keep the 8% without paying RE license and broker fees. Also, they would earn more money as it would not be W-2 income, as most property managers earn currently.Because the person creating the master lease would not have to pay RE/ Broker fees, they could give lower the fees to the homeowner or give better monetary incentives to the homeowner to master lease, as apposed to going with a licensed PM.For example, if a property manager is at 10% fee with 100% of first months rent going to the PM, a master lessor could easily do 8% "fee" with no first months rent going to the PM company because they don't have RE/broker expenses or percentages they need to pay out.Has anyone seen or experienced this?

Ivan Jenkins Applying Fair Housing Standards to Criminal Records?!?
12 April 2016 | 12 replies
I logged on to my local MLS today and noticed a new message with an attachment from the US Dept of Housing and Urban Development (HUD) that speaks (in general) about how almost 1/3 of the US population has a criminal record, how minorities represent a disproportionately large percentage of this "criminal population", and by having a policy or practice that restricts housing based on having a criminal record indirectly violates the Fair Housing Act without a legally sufficient justification for the denial.Has anyone else here seen or been notified of this HUD change?
