I know mornings aren't as favorable to everyone as they are to me, but if do it for a couple of weeks you may notice your body adapting and you may come to enjoy mornings like I do!

But, I kept at it and finally found one at the upper end of the market($500k+ ARV) with great numbers on paper, and I picked it up in Nov. for $374k.

It seems to me that I can't do it at all where I currently have roots (the SF bay area) - structurally, it is off the table from a buy-and-hold perspective, as prices are just too high, even for fixer-uppers.
