However, I wouldn't be paying a lot so I was pretty comfortable with that and pulled the trigger.

Sending the same message repeatedly or sending many messages quickly will trigger the automatic block.

I have read that if a home is sold too far below the assesed value, it can trigger fees for the seller which i also don't want to do.

Ask them what type of deals they like and how they find them.Look at lots and lots of houses before you pull the trigger unless you stumble across a no-brainer.  

I've been interested in investing real estate for long time and decided to pull the trigger and just do it. 

And since property damages are a fixed number, unlike injury damages where you can recover for pain and suffering, paying attorney fees means money is coming directly out of your pocket.Having said that, if this guy really was drunk, depending on Pennsylvania law, you may be able to seek punitive damages.  

Now, whether this would trigger additional charges/reimbursement for the PM depends on the PM agreement, but it's a clear expectation.
