The ones who have made a trip here to meet me, explore the areas of interest, meet property managers, and get a feel for the 'lay of the land' are far more comfortable pulling the trigger on making an offer when the perfect deal comes up days after they made it back home. 

And finally Lender D said I can close with my name and transfer to an LLC, but this may trigger a taxable event, the bank may call the loan (like Lender B said), or an increase in the rate from residential rates to commercial rates may take place or may not even allow the title transfer to an LLC.

I was about to pull the trigger on SmartBnB but there were a few things I wasn't seeing on there.

Just like you don't necessarily want the most over-improved home in the neighborhood, you don't necessarily want the nicest of that type of feature, if you're focused on resale value (as opposed to other considerations, like rent and personal preference).

@Uriel A Leon TrujilloThere are several considerations that can go into the analysis of whether you need an LLC or whether a large insurance policy will suffice.

An LLC is meant to protect your other REI properties from a lawsuit triggered on another property. 

It was improved with buildings, and would sell for considerably more than the lot was originally purchased for.

This would allow us to see how close we are getting and eventually build up a person's confidence to pull the trigger on an offer.

Is this a reasonable consideration?
