There is a homestyle renovation mortgage you can get that allows you to purchase a property and perform the rehab all in one loan with checks and balances through the process.  

It has always been a matter of negotiating for an assignment of either the non performing note(s) or of an unpaid lien. 

Matt R.The numbers will be different per location, but if an investor doesn't accrue for these expenditures, then they won't have a clear and accurate picture of how the investment is really performing.

I will however perform repairs without the tenant regardless of their preference if they are that critical.

One tenant who was moving out to get a bigger place with his girlfriend made due with a bad garbage disposal for a month because he knew it would save time and money if I could replace it when I performed the turn-around after he moved out rather than having to call a plumber.

I perform very well in school, as my current GPA is 3.94.

The larger complexes perform better than the smaller properties (& I've seen that over several years).  

A lot of our job is looking at real estate loans, financial performance, etc, so it was eye-opening to see what people were doing in the Bay..

Get the place fully performing and then sell it for hopefully significant value.
