That said, the actual money is not needed until an offer is accepted and then you have how ever many days your contract stipulates you have to get the EMD into escrow via certified funds (either cashiers check or wire transfer).For back-up offers, you will not have to put up any funds unless the first pending offer is cancelled and you jump from back-up position into buyer position.

verbally they told me the liens will be cleared at closing but keep recommending title insurance.So your a attorney and your basically telling me that another attorney won't be able to do much ugh this is confusing.I just want to make sure the transfer and everything else is done correctly, that is why i was going to hire a lawyer.
