That said, the actual money is not needed until an offer is accepted and then you have how ever many days your contract stipulates you have to get the EMD into escrow via certified funds (either cashiers check or wire transfer).For back-up offers, you will not have to put up any funds unless the first pending offer is cancelled and you jump from back-up position into buyer position.

verbally they told me the liens will be cleared at closing but keep recommending title insurance.So your a attorney and your basically telling me that another attorney won't be able to do much ugh this is confusing.I just want to make sure the transfer and everything else is done correctly, that is why i was going to hire a lawyer.

Hello Ryan,We been doing marketing video walk-throughs on our properties for several years with great success.Not only does it help eliminate wasted showings, but we been able to rent properties to high quality residents transferring into the area just off the video walk-through.We also do video walk-throughs at move-out, documenting the condition that the residents left the property in.

@David Wurzel our attorneys are lined up and ready to serve eviction notices the day it becomes legal again.We have hired a number of attorneys to ensure that one of them will be good at cutting through the red tape and get us to the finish line.In the meantime we are holding off on deferred maintenance and only taking care of emergencies while keeping in line with the governments request for social distancing by allowing tenants to use credit cards to pay rent online.Lots of big deals will be hitting the market soon!
