Traffic and parking.

Could probably go a year or two with very light use, but entryways and other high traffic areas would dull sooner.

Atlanta and Dallas get kicked out for bad traffic. 

The backbone of the internet is here in the DC area with 70% of the countries internet traffic flowing through Fairfax County.   

The state of Florida has public information on traffic movement on state roads around the state.

Gero,National tenants have certain demographics, traffic counts, going home versus going to work sides, sight line requirements, number of parking spaces, etc.You center might not be prime for them.

Looks like a good deal but I wonder if the price is due in part to the traffic noise?  

I've lived in Austin nearly half my life, and loved it, but the traffic and over-crowding has significantly decreased the quality of life in recent years, and I only see it continuing to worsen.    

Its not in best spot and I wouldn't consider it good for walking traffic but looks pretty good.
