Back in those days the market had bottomed out and all the hedge funds came to Orlando and they bought up everything for cheap as they new the market was going to rise.

I don't think rents in urban areas can inexplicably rise forever, so I am happy to put my money in the midwest, southern New Jersey, or my home city... moreso than NYC. 

But only because I like the fact that it lets me make money off it today while I'm young enough to enjoy it - AND it pays me even MORE money later on in the future as rents rise and houses get paid off/down.But I'm not sure I'd be too keen on telling anyone that their first or even their 3rd or 4th deal be one that has no cash flow.

I bought my condo (high rise, downtown San Diego) in Nov 2012 with a zero-down VA loan that it currently making $650 a month in positive cash flow, which is only $200 a month if you take the HOA fees into account (which has meant in effect that I am taking a slight loss with maintenance).

The seller could also sway back towards  selling the property with a real estate agent, as the equity in property rose due to market values rising in the area. 

When housing prices rise or when getting a loan becomes too difficult than rents becomes the preferred choice (just as Fred Heller mentioned, finding a rental became difficult in 2008).

The area between North Ave and abut 27th street has lagged in development, but you may be able to get on a rising tide in that neighborhood.

Therefore they need to convince me that it's worth my time to leave my warm cozy house and face sub-zero temperatures.
