That's one of the reasons the space is so attractive to most investors.Understand this is a retail business and there are nuances and tricks of the trade but its not an overly complicated business.

As far as credit insurances goes, I'm not aware of any credit insurance company that does it for rentals, and never heard of property management companies involved in it.Credit insurance is often involved in the sale of goods, as I was with a trading company involved in annual sales of hundreds of millions of dollars.

My instinct has always been to hold LA real estate -- we let our first condo go to trade up to our current house and I regret it, looking at how well its done and the lost rental potential over the last five years! 

Passive income from rentals does not qualify to sponsor a retirement plan.I would suggest a conversation with a licensed fee only financial planner to discuss and develop a strategy and learn more about how tax-sheltered retirement plans work, and perhaps establishing a low-cost IRA or Solo 401(k) with someplace like Fidelity or E*Trade where you can start accumulating some capital. 

In a primary market where there is still high demand for parks, smaller parks can command a lower cap rate and many times trade for cash.

They may have friends or family in the real estate game or trades.
