Hey Jordan, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

I've started looking at Columbus because my business partners have found success doing Mid Term Rentals there and the returns are solid.

Curious as to what your thoughts are on Elvin's scenario.Correct me if I'm wrong but real estate success in our current environment comes from one or more of 1) leverage 2) Rezoning 3) House Hacking.

As an OOS investor, after the acquisition the PM will dictate the level of success.  

One investor may look at a potential investment, either advertised for sale or not, and see no opportunity, while another may have the vision to see what is possible.Education has been at the center of our success so far in REI.
