I'm also looking at 1-4s in markets I know well in the Upper Valley.My parameters emphasize cash flow, and I am sticking to deals that meet the high-end definition in Brandon T's inspiring video on buying a first multi: $200/unit/month, 12% cap.

If the blower wheel is plugged up full of hair, get an HVAC tech out to clean it.Go around the house to all of the air vents, and make sure the flaps in them are open (use the little handle/lever/knob that sticks out of the grille), and that they don't have a rug or furniture or something blocking them off.Sometimes people will turn the thermostat down and then close the vents to try to regulate the temperature - if this goes on long enough, the evaporator (A-coil, inside coil) can get ice on it, which really blocks the air flow.

However, people close to me that currently invest in rentals have told me to stick with the 20 year mortgage, arguing the extra cash flow really isn't that much, and that I'm closer to reaching the point where the rental has paid off it self and the rent I'm collecting is essentially all net.

We can stick it on the door, anywhere visible.If I do that, I take pictures of the notice where it's stuck on, as proof.Then we enter guns blazing at the 24 hour mark.As for the illegal tenant, if he's been there over 30 days, you might have an ugly eviction on hand.
