I think one way to look at it is from what takes the least amount of time to most amount of time:-Investing in hard money funds (takes none of your time besides the initial vetting of the fund)-Investing in trust deeds originated by brokers (takes some time to sift though the brokers deals they send and pick and choose the ones you want to invest in, analyze the appraisal, the borrower, the paperwork)-Investing in trust deeds you originate all yourself (takes even more time to find borrowers and arrange everything and do all the due diligence yourself)I think a lot of investing choices depends on how much time you have or want to spend, and if you want a J.O.B or an investment.  

Every situation is unique, but what is a typical arrangement for a partnership where one party isn't bringing much money to the deal but is willing to do all the management, maintenance, red tape etc?

I am a commercial mortgage broker arranging financing for single tenant and multitenant properties nationwide. 

From my own understanding of Dodd Frank and the SAFE Act, I can't understand how their arrangement is compliant with federal AND state law, mobile homes are residential. 

Real estate is all about risk mitigation so as long as you have a solid case for why should a seller do this arrangement for you (whether it be you're seasoned, it helps them out, etc), it's possibleIs it advisable? 

Attorney suggested cash for keys arrangement to resolve.

Now the national builders not sure what arrangements they make or if they play the futures but they seem to be lagging a little on pricing. 

She offered a refund, another unit she had that would be an upgrade, and even to pay for luxury hotel for one night while she arranged to have the unit completely cleaned overnight.The issue was the guys before us had smoked weed inside and it was strong, like someone was in there at that time doing it.  

The trust doctrine can apply even though the arrangement does not constitute a trust under state law.

What would stop me from striking up a mutually beneficial arrangement with some private lender, and just go buy houses and closes on them?
