How do you all sort through the hundreds of listings to know which ones to spend more time on?

If you know the parties that increases the likelihood that whatever happens ... happens outside of closing.Recommend you get up to speed on what is legit in your state and how to protect your interests.

Either just accept that they will smoke inside and plan to spend time and money getting rid of smokers residue if it will exceed the security deposit once they leave.

Most of the guys I know that work those markets and make any kind of money spend a bunch a month on marketing 5 to 10k easy.. then they usually have a person on their team that runs the leads and closes the deals..  

How much did you have to spend to get the property in shape to list and what were the expenses to find a new buyer and close? 

I see no reason to spend 6% to sell an asset, just to turn around and spend more money in fees to re-purchase another investment property.

The point of the LLC to some extent was protection.  

An LLC provides no privacy protection.  

Spending $130+k down to finance a $650k purchase with taxes running $10k/year to cashflow $600/month doesn’t make any sense... to me.
