Hi, I've gotten myself into a big pickle by taking a distribution out of my IRA believing that if I transferred the money from my traditional IRA to my Self Directed that I could spend it on Real Estate penalty free, and (some) taxes free.

The first thing I'd recommend is determining what your goals/strategy are-- looks like cash flow based on price to rent ratios in these areas.The reason I'm saying this is because rentals or managing properties in general out of state present additional challenges, so you have to understand that going in and know that things will come up.

In this case the city is saying these units are not habitable but also stating that when they are habitable the existing tenants get the unit at their existing rent.In addition if the lawyer is correct, I believe he is incorrect, the LL must also pay for the hotel stay of the tenants during the rehab.

In my state if the issue persisted more than 14 days the tenant would have the option to break the lease at no additional cost.
