Although you do have some investing experience this can be helpful, but may also may be a red flag to brokers that you may not be focused on selling to clients and making money for the brokerage.  

@Richmond Taylor, Your state my have different rules, but here's how things work in my state of TX: If buyers are refusing to do amend the contract to reflect a cash purchase, that's a red flag. 

In CRE world I dont believe the building would appraise seeing as its probably in the red (could be wrong).

I never advise no inspection, but if it's new build, there may not be many issues, so you could have just an inspection termination deadline: You can terminate if there is a red flag, but they won't do additional repairs.
