I think you are on the right track with trying to follow the new train lines in LA - however, I am not sure if there will be many deals available there as many people have had the same idea and I suspect the smart money got into it back when the lines were just a plan sitting in the city hall basement.  

I'm from the DFW area too (went to Aledo High School) and think it'd be really smart to do the approach you mentioned.

At the moment, I have not considered REI as a complete gateway from my regular occupation, as I am just as fascinated with Oil and Gas Industry, and things that are happening around us with technological advances and new explorations.
