I am told these in-house lenders will often be able to simply the process, as they only have to satisfy their own requirements, and not the requirements of the bigger banks that may eventually be buying the note.The issue with finding 'portfolio lenders' is that just because a bank meets the definition, they may not even know the term.

So, you're bidding for the equity, as other bidders will be also, not the full property value.In the second scenario, you're simply a junior lien holder, and if you foreclose, you're only entitled to what you're owed, of a third party buys it.

Now we later caught on and simply said we can double close, they still insisted on prolonging the contract because they would be out of town, stories just weren't making sense, it's a team of two, and they lie.

I think its possible to do it without giving away any equity by simply offering "pre-sale" of one week rentals.
