Especially around that campus there was a lot of homes that needed love and would be great to hold as a long term rental.

The house ended up going under contract in just 17 days, in a market that was averaging 58 days on market in this area.

Their model seems to be to short term rent (3 months) to insurance companies and then pay 1 or 2 months rent (late) to the owner and eventually just quit paying. 

At minimum, they will move out shortly.  

Together, we negotiated favorable terms with the seller, ensuring a beneficial deal.
